Pradhan Mantri Awas Yojana-Urban 2.0 or better known as PMAY-U 2.0 is helping eligible urban families buy, construct or rent affordable homes. It was effective from September 1st 2024 and the scheme is addressing the housing requirements of 1 crore urban families over the years.

One of the major component of PMAY-U 2.0 is the Interest Subsidy Scheme (ISS), under which eligible beneficiaries can receive a home loan subsidy of up to Rs. 1.80 lakh.

The subsidy is available on eligible home loans sanctioned and disbursed on or after September 1, 2024, as per scheme's conditions.

What Is PMAY-U 2.0?

PMAY-U 2.0 is the government's urban housing scheme which was launched to provide affordable housing solutions to eligible families in urban areas.

The scheme operates through four major verticals which Beneficiary Led Construction (BLC), Affordable Housing in Partnership (AHP), Affordable Rental Housing (ARH) and Interest Subsidy Scheme (ISS).

While the main focus of the BLC and AHP is on supporting the construction and availability of affordable homes, ARH focuses on rental housing. The ISS vertical gives the financial assistance through interest subsidy on eligible home loans.

PMAY-U 2.0 Home Loan Subsidy: Up To Rs. 1.80 Lakh

Under the Interest Subsidy Scheme, eligible EWS, LIG and MIG beneficiaries can receive an interest subsidy on loans taken for purchasing, repurchasing or constructing a house.

The maximum actual subsidy released is Rs. 1.80 lakh per unit. It is provided by the Government of India under the Central Sector Scheme. The subsidy is credited directly to the beneficiary's home loan account in five installments.

PMAY-U 2.0 Income Eligibility

Pradhan Mantri Awas Yojana covers beneficiaries across different income categories. The annual household income limits for EWS is up to Rs. 3 lakh, For LIG it is Rs. 3 lac to Rs. 5 Lac and for MIG I it is Rs. 6 lakh to Rs, 12 lac and for MIG II the limit is Rs. 12 lac to Rs. 18 lac.

Who Is Eligible For PMAY-U 2.0 Home Loan Subsidy?

Income is not the only determinant of eligibility. Applicants must also meet other requirements One of the top conditions is that no member of the beneficiary family should own a pucca house anywhere in India.

The family should also not have previously received housing assistance from the Central Government under specified housing schemes. So any appliucant must satisfy the eligibility to get the benefit.

PMAY-U 2.0 Female Ownership Rule

Another major rule of this Scheme is that PMAY-U 2.0 mostly focuses on women's ownership of property.

Under the scheme, the house should generally be fully or partially owned by a female member of the beneficiary family.

Applicants may need to provide documents to establish their identity, income, residence and property-related details.
Commonly required documents include:

  • Aadhaar card
  • Identity proof
  • Address proof
  • Income proof
  • Recent bank statements
  • Property documents, if applicable
  • Declaration confirming that the family does not own a pucca house

The application process is quite easy and simple as eligible applicants can apply through the official PMAY-Urban portal.During the online application process, applicants need to select the relevant PMAY-U 2.0 vertical,BLC or AHP or ARH or ISS

Applicants should select the vertical carefully because the selected vertical cannot be changed later.

Once the application is submitted, applicants can track the status using their Assessment ID or Aadhaar number.
