If you prefer to pay by manual, you can do so at your nearest assistant revenue office, BMC support centers, or citizen facilitation centers located in all ward offices. How to pay BMC/MCGM property tax online in Mumbai?
Property tax can be paid at any of the BMC Help Centers, the Assistant Revenue Officer's office, or the Citizen Facilitation Centre located in each ward office.
Step 1: Visit https://ptaxportal.mcgm.gov.in/CitizenPortal/#/login
Step 2: Enter the Property Account Number to login at the system
Please refer to the Property Account No. on the upper half of your Property Tax Bill for more information.
Step 3: Enter Captcha - Login
Step 4: All outstanding bills, a receipt will be displayed
Step 5: Verify details of the property details
Step 6: Directly make the payment.
Step 7: Enter the Amount you want to pay
Step 8: Select Payment Gateway from dropdown > Pay Now
Step 9: Make Payment using your credentials
Keep your property tax payment receipt securely once you've made the payment. This is significant not just as a proof of payment, but also as proof of property ownership.
How to complete the KYC on the BMC property tax portal?
Property tax payers who complete the Know Your Customer (KYC) form online will now receive their bill in the mail, according to the BMC. All notices, alerts, and tax bills will be sent to the registered email ID once the inhabitants have completed the KYC criterion. To prevent fines for late property tax payment, the civic council has asked all tax payers to complete the KYC as soon as possible.
How to complete the KYC on the BMC property tax portal is as follows:
Step 1: Go to the MCGM Citizen Portal and enter the property account number.
Step 2: Fill out the captcha and click the 'login' button.
Step 3: Upload and submit the required documents, including an attested copy.
Step 4: To receive property tax alerts through email and SMS, provide your email address and contact information.
Step 5: You will receive an email confirmation after your application has been approved.
How to calculate BMC property tax online?
The Capital Value System (CVS) is used by the BMC to determine property taxes. This CVS is based on the property's market value.

Capital value is calculated as follows:
Market value of the property x Total carpet area x Weight for construction type x Weight for age of the building.
Step 1: Visit MCGM Portal Tax Calculator
Step 2: Enter required details such as ward number, floor, nature and type of building, and other details.
Step 3: Select 'Calculate' to obtain the property tax amount in detail.
Mumbai Property tax: Things to know
- Remember to deduct the municipal taxes you paid throughout the year from your residential property income.
- Paying property taxes in BMC is June 30th.
- In the event that the outstanding amount of property tax is not paid by the due date, a penalty of 2% per month is applied.
- Citizens who want to know their property account number must enter their name as it appears on their property documents, and the same name must be used to search for results that match their name and address.
