MHADA Lottery Result 2026 Today: The much-awaited MHADA lottery result has gone live at 12 pm, offering an opportunity to Mumbai citizens to buy up to 2,640 houses. The Maharashtra Housing and Area Development Authority (MHADA) runs these lotteries in cities like Mumbai and Pune, offering homes that are generally lower in comparison to regular rates to all sections of income categories, whether they be EWS citizens or middle-to-high income groups.

How To Claim MHADA Lottery Prizes?

If you have won the lottery, follow the following steps:

Step 1. If you have won, then download your Provisional Offer Letter (POL)/Intimation Letter from your MHADA account or mobile app.

Step 2: The next step is to visit the designated MHADA office for collecting the original documents.

Step 3: Then, submit all the necessary documents for verification, including identity proof, address proof, income documents, and any other documents mentioned in the conditional offer letter.

Step 4: Once done, you will have to pay the remaining amount within the timeline specified by MHADA. Failure to make payments on time may lead to cancellation of the allotment.

Step 5: After successful verification and payment, MHADA will complete the allotment process, following which the property registration and possession process can begin.

MHADA 2026 Lottery Housing Price:

For properties offered to the EWS section, the housing price could range between Rs 29 lakh to Rs 35 lakh with key locations like Mankhurd and Goregaon. While the housing prices could range from Rs 35 lakh to Rs 1.50 lakh in key hubs like Vikhroli, Chembur, and Ghatkopar. For MIG category, the housing prices under the lottery could range between Rs 1.50 crore to Rs 5 crore for key hubs like Bandra, Dadar and Powai. Lastly, for HIG category citizens, the pricing could range from Rs 5 crore to as high as Rs 6.82 crore in locations like Tardeo and South Mumbai.

Unlike private sector projects that target a single demographic, the MHADA inventory is wonderfully diverse. The prices are strictly governed by the flat's carpet area, its location, and the specific income category it falls under. Because MHADA acquires these flats through direct construction and redevelopment mandates (like DCR 33(5) and 33(7)), the rates are significantly subsidized compared to the open market, as per Propserve report, which is a RERA-registered real estate advisory firm.

Propserve's advisory report said, "As market analysts, our assessment of the MHADA 2026 price list is overwhelmingly positive. Even at the HIG level (Rs6.82 Crore), these properties are priced roughly 20% to 30% below the prevailing market rates of comparable private developments in the exact same neighborhoods."

However, it recommended that do not just focus on the base price. Remember that if you win the draw, you will need to pay the remaining 90% of the flat's value within a strict 60 to 90-day window. If you are targeting a Rs 2 Crore MIG flat, start your home loan pre-approval process right now. Speak to your bank about your eligibility based on your FY 2024-2025 ITR so that if you do win, your funds are disbursed seamlessly without risking the cancellation of your allotment.

Apart from 90% payout on the property, the MHADA lottery houses are at base costs. Winners will have to budget separately for standard government stamp duty and registration fees at the time of executing the agreement.

MHADA Lottery 2026 Property Tax Rules:

At present, the stamp duty in Mumbai real estate is generally 5% of the total property value for men, 4% for women and 6% if the property is commercial or other.

Meanwhile, registration charges are either 1% of the total property value or capped at Rs 30,000 for residential properties in majority cases.

Additionally, you will have to pay GST if applicable and society maintenance or other statutory charges wherever required.

MHADA Lottery 2026 Income Category:

EWS: Applicant's overall family income should be up to Rs 6 lakh.

LIG: The family income should be between Rs 6 lakh to Rs 9 lakh.

MIG: The family income can range between Rs 9 lakh to Rs 12 lakh.

HIG: The family income of the applicant must be above Rs 12 lakh to apply for homes in this category.

MHADA Lottery 2026: All Details

This year for Mumbai, MHADA is offering an impressive 2,640 homes for purchase at lower rates. As per reports, more than 97,000 applications were received, however, over 75,300 applications were valid EMD payers.

These applications are from all categories. But only 2,640 homes will be offered and hence on 2,640 winners will be declared.

Of the total, the break-up of 2,640 homes include:

1. Economically Weaker Section (EWS): 145 homes are offered under the lottery.

2. Lower Income Group (LIG): 858 homes are offered for lower-income category, which is the second highest in 2026 lottery list.

3. Middle Income Group (MIG): The highest number of homes are offered under MIG group to a staggering 1,408 houses in 2026 lottery.

4. High Income Group (HIG): The rest 229 homes are offered to HIG group.

These homes are from popular, busy and sky-high locations like Vikhroli, Goregaon, Borivali, Chembur, Bandra, Ghatkopar, Wadala, Powai, Dadar and others. Certain locations offer free parking space as well.
