Uttar Pradesh Real Estate Regulatory Authority has issued notices to about 130 promoters across the state for violation of rules related to advertisement of registered projects.
The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) issued notices to around 130 promoters across the state on Friday for violating rules related to the advertisement of registered projects. The notices come after a review conducted by UP RERA Chairman Sanjay Bhoosreddy found that a majority of promoters were not complying with the regulator's recent orders.

Non-Compliance with UP RERA's Directions
In recent months, UP RERA issued directions about the promotion and advertisements of registered and unregistered projects. These directions included prominently mentioning the RERA registration number and portal, uploading the coordinates of a designated director of the organization for correspondence, and updating and correcting the filed details of projects on the RERA portal.
Additionally, the directions called for maintaining active telephone numbers for consumers, appointing knowledgeable persons to answer them, and activating helpline numbers for mega projects. Promoters were also required to provide complete details in project registration applications, submit all three bank accounts with standing instructions to banks to speed up the project registration process, utilize the model agreement for sale uploaded on the portal for agreements with consumers, and upload all QPRs for approval of extension applications.
UP RERA's Findings
During the review, UP RERA found that out of 1,810 promoters, only 666 had uploaded details of the director for correspondence. Many promoters were not following the promotion guidelines, leading to the issuance of approximately 130 notices for violating advertisements.
UP RERA's Actions
In accordance with the provisions of section 37 of the RERA Act, UP RERA issued office notices to promoters to ensure compliance with the passed directions. The Authority may take strict action and impose an appropriate amount of penalty, using its powers under section 63 of the RERA Act.
Bhoosreddy's Statement
UP RERA Chairman Sanjay Bhoosreddy emphasized that stakeholders in the real estate sector must act according to the RERA Act. The directions issued by the Authority were aimed at ensuring swift registration and extension, along with bringing transparency, responsibility, and answerability. Bhoosreddy expressed hope that promoters would comply with the directions.
UP RERA's actions against promoters violating advertisement rules underscore the regulator's commitment to ensuring compliance and protecting the interests of consumers. By taking strict action against violators, UP RERA aims to bring transparency and accountability to the real estate sector in Uttar Pradesh.
