India's festive-season housing market is seeing a shift in homebuyer preferences, with affordability, possession timelines and builder credibility becoming increasingly important. While many households continue to plan property purchases, rising prices and concerns about job security are prompting buyers to assess their budgets, home loan EMIs and long-term financial commitments before making a decision.

Recent surveys by Colliers and Anarock indicate that housing demand remains active, but buyers are becoming more selective. Instead of focusing only on location and amenities, prospective homeowners are paying closer attention to the total cost of a property, construction progress and whether the purchase fits their financial plans.

Homebuyers Prefer Homes Priced Between Rs 50 Lakh And Rs 1.5 Crore

Colliers' Homebuying Sentiment Survey 2026 found that nearly half of the respondents plan to buy a home within the next two years. Properties priced between Rs 50 lakh and Rs 1.5 crore were preferred by 46% of respondents.

Anarock's consumer sentiment survey found that 34% of respondents preferred homes priced between Rs 90 lakh and Rs 1.5 crore, while 27% favoured properties costing more than Rs 1.5 crore.

However, affordability remains a concern. Around 65% of respondents in Anarock's survey were at least moderately concerned about rising property prices, while 44% said they intended to continue with their planned purchases.

"Financial considerations are becoming more influential in buying a house. The price range of Rs 50 lakh to Rs 1.5 crore addresses a broad spectrum of buyers, who are looking for a combination of the right location, space, facilities, and affordability," said Nikhil Mawale, Co-Founder and CEO of PropertyDrone Realty.

He added that buyers are increasingly considering loan eligibility, interest costs, emergency savings and future income security before committing to a property. For developers, reasonable pricing and flexible payment conditions could help attract buyers during the festive season.

Ready-To-Move-In Homes Gain Preference Among Buyers

Possession certainty is another major factor shaping housing demand. According to Colliers, more than 60% of prospective homebuyers prefer ready-to-move-in or near-completion properties over newly launched or under-construction projects.

Completed homes allow buyers to inspect the property and assess construction quality before making a purchase. They also offer greater clarity on possession timelines, reducing the uncertainty associated with construction delays. For families using home loans, delays can mean paying rent and EMIs simultaneously. This makes possession timelines particularly important for buyers working within a fixed budget.

Younger buyers are relatively more open to under-construction properties. Colliers found that around half of respondents below 30 years were comfortable buying during the construction stage, compared with 36% of buyers above 30.

Before booking a property, buyers should check the developer's track record, project approvals, construction progress and contractual possession date.

Delhi-NCR, Bengaluru And Hyderabad See Strong Demand For Larger Homes

Larger homes continue to attract buyers looking for additional space and long-term convenience. Anarock's survey, which covered 8,320 respondents across 14 cities, found that 48% preferred 3BHK homes. Colliers reported that two- and three-bedroom apartments together accounted for 62% of buyer preferences.

Demand for spacious homes remains strong in markets such as Delhi-NCR, Bengaluru and Hyderabad. In Mumbai Metropolitan Region, higher property prices and space constraints often lead buyers to consider smaller apartments to stay within budget.

"The range of Rs 50 lakh - Rs 1.5 crore indicates a realistic compromise between being affordable and aspirational while planning for the future. With apprehensions about employment opportunities and economic scenarios prevailing among people, buyers are now paying attention to their EMI, saving and total expenditure on the purchase of the property," said Hardik Shah, Director of Shyam Group, Dholera SIR.

Shah added that buyers want homes that meet their family's needs without putting excessive pressure on household finances. Connectivity, proximity to workplaces, social amenities and the builder's credibility are also influencing decisions.

What Homebuyers Should Consider This Festive Season

Experts suggest that buyers are not necessarily abandoning their homeownership plans but are becoming more careful about affordability and risk. Before purchasing a property, households should assess whether the EMI is manageable alongside existing expenses and emergency savings. They should also compare the total cost of different properties rather than relying solely on festive discounts.

For developers, competitive pricing, practical layouts, transparent payment terms and timely possession will be crucial to sustaining demand. This festive season, buyers are likely to prioritise homes that offer a balance of affordability, convenience and long-term value.
